Selling Tips

There are 3 things you must take into consideration for the successful sale of your home:
PRICE
Condition
Location - this is a tough one because you can't change it.
Price it low at the beginning. If you price it high and think that you can drop the price later you will be constantly chasing the market down.
Condition. STAGING YOUR HOME IS CRUCIAL IN TODAY'S MARKET
Here are some tips to help you in selling your home in this competitive market
1. Let Your Home Smile A Welcome to Buyers- the front door should greet the prospect. Make sure it is fresh, clean of debris and welcoming.
2. Decorate for a Quick Sale. Some people cannot visualize their own belongings in the house so pretend your home is a model. Pack away all knick-knacks and personal pictures.
3. Let the Sun Shine In. Open draperies and curtains. Make sure all rooms are light and bright.
4. Repairs Can Make a Big Difference. Dripping faucets, loose knobs, sticking doors and other minor flaws detract from home value. Have them fixed.
5. Make Closets Look Bigger. Neat, well-ordered closets show that space is ample.
6. Bathrooms Help Sell Homes. Check and repair caulking in bathtubs and showers. Make these rooms sparkle.
7. Arrange Bedrooms Neatly. Remove excess furniture. Use attractive bedspreads and freshly laundered curtains.
8. Three’s a crowd. Avoid having too many people present during inspection. The potential Buyer will feel like an intruder and will hurry through the house. Also, try to keep pets out of the way. Some people are uncomfortable around animals ( I know it's hard to believe but true!)
9. Silence is Golden. Turn off the blaring radio or television when showing a house. Mellow background music is good for open houses.
10. A word to the Wise. Let your Realtor discuss price, terms, possession, and other factors with the Buyer. She is eminently qualified to bring negotiations to a favorable conclusion.
